VA loan calculator — monthly payment, funding fee & PITI

Estimate VA loan payments with zero down payment (when eligible), VA funding fee financed into the loan, and no PMI. Add property tax, insurance, and HOA for PITI, try extra payments or biweekly, and export the amortization schedule. Compare with the FHA loan calculator or conventional mortgage calculator.

How to use this VA loan calculator

  1. Enter home price; down payment defaults to 0%.
  2. Set VA funding fee financed (adjust to match your Certificate of Eligibility and lender).
  3. Enter interest rate and term in years or months.
  4. Optional: tax, insurance, HOA, loan start date, extras, copy link, CSV.

Example: $400,000 home, 0% down, 2.15% funding fee

A $400,000 purchase with no money down and a 2.15% funding fee financed yields a loan amount near $408,600. Monthly P&I depends on rate and term—enter your quote above. Because there is no PMI, PITI in this tool is P&I plus tax, insurance, and HOA only.

VA funding fee vs PMI

Conventional and FHA loans may include monthly mortgage insurance. VA loans use a funding fee (often one-time and finanable) instead of PMI. Exemptions apply for some disabled veterans—set the fee to 0% if that applies to you.

Example: $350,000 home, 6.25% APR, 30 years

With 0% down and a 2.15% funding fee financed, the loan amount is about $357,525. Fixed amortizing P&I near $2,200/month before tax and insurance (rounded). Add annual property tax and insurance in the form for PITI; toggle biweekly to compare payoff months and total interest vs monthly on the same loan.

VA loan P&I formula (fixed amortizing)

M = P × r × (1 + r)n ÷ ((1 + r)n − 1)

P includes the financed funding fee on top of the base loan. r is annual rate ÷ 12, n is months. Servicers round differently; use results for planning, not as a binding loan estimate.

Biweekly VA mortgage payments

Select biweekly under payment frequency to pay half the monthly P&I every two weeks—26 half-payments per year, similar to one extra monthly payment annually. For a dedicated biweekly home view with the same PITI fields, open the biweekly mortgage calculator (defaults to biweekly).
