Loan amortization schedule calculator

This amortization calculator builds a full loan amortization schedule—also called an amortization table or payment schedule. Each row shows payment, interest, principal, optional extra payment, and remaining balance. Toggle month-by-month or year-by-year view, download CSV for Excel, or print. For monthly payment and total interest at a glance, use the loan calculator with the same fields.

How to use this amortization calculator

  1. Enter loan amount, annual interest rate, and term (years or months, e.g. 360 for 30 years).
  2. Select amortizing (fixed or biweekly) or equal principal; optional loan start date for payoff date.
  3. Optional: extra payments (monthly, yearly, or one-time) toward principal.
  4. Review the schedule; year or month view; CSV, print, or copy link to share.

How to read an amortization table

On a fixed-rate amortizing loan, the first payments are weighted toward interest because the balance is highest. Over time, more of each payment goes to principal. The schedule makes that split visible period by period—the same breakdown lenders show on loan disclosures (rounding may differ slightly).

Example: first year of a 30-year loan

On a $250,000 loan at 6% for 30 years, the fixed payment is about $1,499. In month 1, roughly $1,250 is interest and $249 is principal. By month 12, more goes to principal as the balance drops. Year view summarizes those 12 months; month view lists all 360 payments.

Extra payments on the schedule

When you enter an extra monthly amount, the table shows it in a separate column and recalculates the remaining balance and payoff date. This matches how many extra payment / early payoff planners work—verify prepayment penalties with your bank.
